Building design stages (CC1)

Stage I - Draft Design (E, Draft Development Intentions)

    A draft design is needed for:

  • Development of the concept of a building or a complex of buildings, its appearance with reference to a specific area.

  • Finding the optimal planning solution that meets all requirements.

  • Landing a building on the ground subject to compliance with all sanitary, fire and other building codes and regulations.

  • Basic calculation of estimates for construction according to consolidated indicators by contractors (already at this stage, you can evaluate the scale of capital investments and correlate the figures obtained with your initial intentions and, if necessary, make adjustments to the project).

  • Coordination with local authorities in the field of construction and architecture of the project for the construction of the proposed building and obtaining all permits - the procedure and form of passage depends on a number of factors (building passport or urban planning conditions and restrictions, read more about the classes of consequences CC1, CC2, CC3).

    Initial data for the outline design:

  • A copy of the document of title to the ownership of the land plot with a copy of the cadastral plan with the boundaries of the plot.

  • Actual survey  of the territory of the land plot at a scale of 1:500, including all adjacent buildings and engineering networks, both aboveground and underground.

  • A completed questionnaire and a design task formed on its basis.

  • Engineering and geological surveys of the proposed development spot (if any).

  • Video and photographic materials on the site (if the object is remote).

    Composition of the draft design:


  AP brand basic set (architectural solutions):

  • Scheme of development of the territory with all adjacent buildings (based on the current survey of the territory).

  • Floor plans with furniture arrangement.

  • Building facades in lines.

  • Longitudinal and transverse sections (on the stairs).

  • Knots indicating the main load-bearing structures.

  • Visualization of the exterior (4–5 angles).

The variant part for the development of volume and planning solutions includes up to 3 options.

    Stage end result — sketch design:

  • Draft design album (printed albums with color visualizations, electronic album in pdf format).

  • A three-dimensional model of the main volume of the building, available to you for viewing on any digital screen - bimx format).


    A working draft is needed for:

  • Development of the architectural and construction part of the project. The choice of optimal options for the implementation of foundations, building frame, roofing. Selection of basic structural and finishing materials.

  • Development by related organizations of engineering sections.

  • Formation of detailed drawings, development of units, calculation of all main volumes and specifications.

  • Refined calculation of all construction estimates according to detailed drawings and specifications of the albums of the relevant sections (you receive control figures for all scopes of work, in accordance with which you can purchase materials or keep records and control your contractors, hold tenders for certain types of work).

  • Drawing up by a contracting construction organization, in agreement with the customer, sections of the PIC (construction organization project) and PPR (work production project), which includes a construction schedule, which at the initial stage gives an understanding of the construction completion dates.

    Initial data for the working draft:

  • Refined design task

  • Actual engineering and geological surveys in the building spot (required).

  • Technical conditions for the engineering support of the facility.

  • Draft design (sketch intentions).

  • Previously issued building passport or urban planning conditions and restrictions.

    Composition of the working draft:

Basic set of architectural and construction sections:

  • GP (master plan).

  • AR, PNO (architectural solutions and exterior decoration passport).

  • KZh / KM (structures of foundations, building frame and floors, reinforced concrete / metal).

  • CD (roof, wall and floor structures for a frame building)​.

Engineering Section Kit:

  • RH (heating, ventilation and air conditioning).

  • VK (water supply and sewerage - internal networks).

  • NVK (water supply and sewerage - external networks).

  • ТМ,АТМ (thermal mechanical solutions for the boiler room, automation).

  • E, EO (power supply and electric lighting).

  • PS (fire alarm).

  • EG (lightning protection).

Sections of engineering networks are developed by related organizations. The gas supply section is carried out by the design department of the local gas company serving a particular region.

   The end result of the stage is a working draft:

  • Albums of drawings of the relevant sections (printed albums, an album in electronic form - pdf format).

The design stages are indicated for the object by the class of consequences CC1 (mainly private houses), for other classes the set of design stages will differ depending on a number of factors.
